New Care Home Plans for Hammersley Drive: Planning Application 25/P/01368 Open for Comments

Ash Parish Council will discuss Muller Property Group’s plan for a 64-bed care home on vacant land at Ash Lodge Park.

Planning application 5/P/01368 is now open for public comments. The proposal is for the construction of a three-storey, 70 bed care home (Class C2) on land at Hammersley Drive, Ash (GU12). The application also includes access arrangements, car and cycle parking, and landscaping works.

A well-attended parish meeting in October 2025 gave residents the chance to hear details about earlier versions of this proposal. Representatives from Muller Property Group, EQ Care Group, and Third Revolution Projects presented the plans and answered questions.

Key points raised at the meeting included:

  • The design had been reduced from an earlier 76-bed concept to a 70-bed design following feedback.
  • Developers stated that most care home residents typically come from within three miles, emphasising a local community benefit.
  • The care home is expected to create around 100 local jobs.
  • Space inside the building would be made available for community use.
  • Residents raised concerns about parking capacity and local transport limitations. In response, developers reported a plan for 25 on-site spaces, including disabled parking and an ambulance bay, along with a staff travel plan to reduce car use.

What Class C2 Means

The proposed care home falls under Use Class C2, which covers residential institutions. This typically includes Care homes, Hospitals and nursing homes, Boarding schools, Residential colleges and Training centres. Class C2 applies to facilities where residents live full-time and receive care or supervision as part of the service provided.
